The two main services we offer are Tenant Find and Fully Managed:
FOR BOTH SERVICES:
- No obligation rental valuation of your property and compliance
checks. - Online and in-office advertising as well as supply of a to-let
board. - Accompanied viewings.
- Referencing and credit checking of prospective tenants.
- Assured shorthold tenancy agreement.
- Check in report and inventory.
- Administration of the deposit to an approved scheme.
- Meter readings sent to utility suppliers and notification of the
council tax department. - Collection of the first month’s rent and signing of agreements.
FOR FULLY MANAGED PROPERTIES:
In addition to Tenant Find …
- Whitlocks are the point of contact for the tenants throughout
the tenancy. - Collection of monthly rent.
- Periodic inspections (usually six monthly).
- Organisation of repairs and maintenance, consulting landlords
as soon as an issue arises. - Rent reviews.
- Ongoing compliance checks.
- Out of hours emergency contact.
- End of tenancy check out inspection and administration of
repayment of the deposit.

Residential Lettings Fees
Fully Managed Service:
Tenancy setup fee – 30% inc VAT (25% plus VAT) of the first month’s rent
15% inc VAT (12.5% plus VAT) of each month’s rent thereafter.
Tenant Find Service:
90% inc VAT (75% plus VAT) of the first month’s rent.
